Start Your RenovationThree to six months for most full-home projects, and longer where an extension or significant structural work is involved. Approvals are often the least predictable part — allow four to eight weeks before anyone picks up a tool. You get a full schedule before we start.
For a full renovation, usually yes — there will be periods without a functioning kitchen, bathroom or power. Where living on site matters to you we can stage the job so one wing stays habitable, though staging does add time and cost. We will be straight with you about the trade-off.
Yes. It needs a structural engineer's design, a steel or LVL beam sized to the span, and certifier sign-off — all of which we arrange. In most homes the beam can be concealed within the ceiling so you get a clean opening rather than a visible bulkhead.
We do. We prepare the documentation, engage the private certifier, lodge the application and manage inspections through to final sign-off. You receive the approval and compliance certificates at handover — keep them with your house records for resale.
Yes, and it is common. The key is planning all stages up front so services and structure are roughed in once rather than reopened later. We will map the stages in the right order and hold your pricing for the agreed schedule.
Older homes hide things — termite damage, asbestos sheeting, plumbing that was never legal. We inspect thoroughly before quoting to keep surprises rare, and if something does turn up we stop, show you the issue, and price the fix in writing before continuing. Nothing gets added to your bill without your approval.
